There are a lot of things that homeowners can do to increase the resale value of their home. A lot of small things that aren't very expensive, but can earn you lots and lots of money on your house. Here's a short list of ideas.
1. The first step is to clean clean clean. If your home looks messy, there is no way buyers are going to be able to envision their lives in your home. They will only be thinking about how ugly and dank the place looks. Throw out all your old junk. Let's be honest. You can probably stand to lose almost half of all the junk you own. Then, go in and clean every surface in the house, and don't stop there.
2.You might want to consider the idea to re-gout all of the tiling in the bathrooms, which will make them look a lot fresher, and will make buyers think much better of the shower, the tub, etc. If the bathroom still looks kind of bad, you may want to repaint.
3. Another good tactic is to get good lighting for your rooms. It will make them look bright, airy and open, making the place seem a lot bigger than it would if you had dim lighting. Even a cheap Ikea lamp would be helpful. Darkness does not make someone feel welcome in a space, but bright space does.
4. And of course, repaint, repaint, repaint. Every room will look bigger and brighter with a fresh coat of warm-hued or supercool paint.
5. And most importantly, update your garage door. If you don't have an automatic opener, that is definitely something you will need to get. If you don't want to invest in a brand new garage door (like with some frosted windows, or a carriage-style opening), you can go ahead and get yourself a fresh coat of paint. Don't get too fancy with your colors, just use some nice beige, or white, or a good tan.
